My Marketing Strategy
Any Realtor should be capable listing your home for sale. However, I'll try to do more to market your home than any other Realtor in the city! Marketing your home is crucial to having the transaction occur in the swiftest, most efficient manner possible and ensuring your homes sells for maximum return.

Market Analysis
Pricing your home correctly is probably the most important step in selling your home. I provide a market analysis of your home that shows similar homes that are currently for sale so you can see what homes your home is competing with. I will give you a list of homes that recently sold so that you can see what the true market price for your home should be. Also, I will provide a list of homes whose listing expired, usually due to over pricing or poor marketing. Using these three sources will give you a reliable estimate of what your house is worth.

Therefore, it is crucial to provide as much exposure to that venue as possible to get the best results. I currently place all our listings on a minimum of three internet sources.
Also, I have kept a running tally of how many people skip over listings when there is only a single picture of the house on the listing. The results amaze me. The majority of consumers do not even bother to view a listing if it does not display interior pictures. I counter that problem with many high quality interior pictures of your home.

Currently I do an E-Tour listing of your home that shows pictures of your home matched with audio to provide potential buyers with a description of your property as they watch.
In addition to internet exposure, I advertise properties on the local television ad channel where your home can be viewed at the buyer’s convenience twenty four hours a day, seven days a week.
Contrary to popular belief, newspaper ads are probably one of the least effective means of advertising your home. Statistics show that less than 10% of homes sell because of newspaper advertising. However, if I feel your home needs to reach a certain demographic, it will be advertised in the print medium as well.
An even smaller percentage of homes sell through Open Houses. Even so, if you wish to have an Open House to promote the sale of your home, I will certainly do my best to satisfy your wishes. I can even host an Agent Open House to show off your property to other Realtors, who may have potential buyers for your home.
I use a wide variety of other sources as well – Such as distribute flyers, brochures, business cards, and bulletins to further increase the exposure of your home. With my New Listings Notification program my listings are automatically sent to all potential buyers. I continue to attempt to match our long list of buyers and other Realtors’ lists of buyers with my list of sellers.

DRESS YOUR HOME FOR SUCCESS
When selling your home it is important that you look at your home through the buyer’s eyes. It is difficult to be objective about your own home, so you may want to ask others for advice. Here are six key steps to help make your home more appealing:
1. UNCLUTTER
Be sure to get rid of as much stuff as you can. Sell it or store it somewhere else. Clutter really distracts from a home. Buyers cannot imagine where they will put their belongings or place their furniture. Also, clutter distracts buyers from actually seeing your home as they tend to focus on the clutter.
2. CURB APPEAL
If your home is not appealing from the outside, you will lose a lot of potential buyers. Buyers often do a drive-by first before an interior viewing. If they do not like the exterior because of peeling paint or outdoor debris or other distractions, they often cancel the interior viewing. Be sure to make a good first impression, repair or alter outside distractions.
3. CLEANING
Be sure to have all rooms tidy and clean and free of odours. Odours due to smoking, litter boxes, and pet cages can turn off potential buyers.
4. NEUTRALIZING
It is often helpful if your house has neutral interior colors. This makes it easier for potential buyers to visualize that their furniture and décor will match your house. Emphatic or wild colors often turn off buyers.
5. STAGING
Look through some decorating magazines for ideas that will make your home stand out in a positive way. It is always good to stage your house to bring out its best points.
6. VIEWINGS
Have activities pre-planned for your family to help take away the hassle of viewings. Making a list of things you can do outside your home on a short notice to help ease the selling process of your home.
